Key Responsibilities: Create accurate estimates for custom residential building and remodeling projects and shepherd projects through the pre-construction process from initial budget estimate through final agreement, permitting and start of work.

  • Budget Estimates: Create budgetary estimates based on preliminary plans using historical data from our projects and other trusted data sources.

  • Scopes of Work: Develop detailed and clear scopes of work so all parties (clients, subs, project managers, etc.) understand what is included in the work and what is not.

  • Final Estimates: Prepare detailed and accurate final project estimates from the plans and Scope of Work using material takeoffs, subcontractor bids, supplier pricing, and historical data.

  • Cost Catalog and Templates: Develop and maintain a catalog of frequently used cost items, cost groups, and project estimate templates.

  • Document Creation: Create customer-facing and internal documents from templates in our system including Bid Requests, Purchase Orders, Construction Agreements, Change Orders.

  • Permitting: File permit applications and follow up until permits are issued.

  • Material Takeoffs and Ordering: Perform accurate material takeoffs and coordinate ordering as needed.

  • AI Integration: Harness AI tools to improve efficiency and accuracy.

  • Cost Controls: Issue Purchase Orders and review actuals vs the estimates to catch overruns and refine future estimates.

Qualifications:

  • Actual field experience in residential construction is required.

  • Ability to read and understand plans.

  • Knowledge of construction processes, techniques, and codes.

  • Good written and verbal communication skills.

  • Positive, collaborative attitude with the ability to solve problems and make decisions.

  • Detail-oriented and organized.

  • Ability to quickly learn and effectively use JobTread and various AI tools.

  • Extra bonus points if you are already familiar with JobTread or have CAD/drafting experience!
