Job Overview
The Preconstruction Manager leads the planning, estimating, coordination, and documentation required to move projects from early concept through turnover to Operations. This role supports the Preconstruction team in delivering work that meets client expectations for quality, service, schedule, and value.
The Preconstruction Manager reports to the Director of Preconstruction Services and works closely with owners, architects, engineers, municipalities, consultants, authorities having jurisdiction, utilities, subcontractors, vendors, and internal project teams.
Key Responsibilities
Plan, organize, coordinate, and schedule preconstruction activities across clients, architects, engineers, municipalities, consultants, authorities having jurisdiction, utilities, and other stakeholders.
Lead design meetings, document action items, follow up on deliverables, and perform QA/QC and constructability reviews.
Identify and resolve issues that may affect design progress, budget, schedule, or project execution.
Monitor design scope changes, assess cost and schedule impacts, and recommend practical solutions to the project team.
Lead value-enhancement efforts by developing options, compiling recommendations, and presenting solutions to the design team and client.
Support programming and design development to align construction documents with the client's budget, goals, and expectations.
Develop estimates, qualifications, assumptions, general conditions, and general requirements through schematic design, design development, construction documents, and GMP phases.
Create preliminary schedules, logistics plans, and phasing plans based on client needs, critical path, procurement timelines, trade durations, and Operations input.
Support subcontractor outreach, procurement, bid package levelling, owner contracts, and contract exhibits.
Coordinate a complete turnover from Preconstruction to Operations, including hand-off meetings and transfer of key project information.
Participate in presentations with prospective clients, as needed.

Experience and Qualifications
Five to ten years of construction experience preferred, with a background in preconstruction, estimating, project management, design coordination, or related construction planning functions.
Proficiency with Microsoft Office and construction technology platforms such as Bluebeam, PlanSwift, On-Screen Takeoff, BuildingConnected, and Procore are preferred.
