Job Summary:
Client is seeking a highly skilled and detail-oriented Senior Title & Escrow Processor to independently manage real estate transactions from contract through closing. This is a hands-on role for an experienced title professional who can confidently manage files from start to finish, resolve title and transaction issues, and communicate directly with clients, lenders, real estate agents, attorneys, and other transaction parties. The ideal candidate has strong knowledge of the title and escrow process, excellent attention to detail, strong communication skills, and the ability to independently manage multiple transactions while providing a high level of client service.
Responsibilities:
Independently manage residential purchase, refinance, commercial, and investor transactions from contract through closing, funding, disbursement, and post-closing
Conduct and review comprehensive title searches, including public records, legal descriptions, easements, rights-of-way, liens, judgments, and other encumbrances, and proactively resolve title defects and curative matters
Order and review title searches, tax certifications, surveys, HOA/condominium documents, municipal lien information, mortgage payoff statements, and other required due diligence
Prepare and review title commitments, policies, settlement files, escrow instructions, contracts, lender requirements, and supporting documentation for accuracy and completeness
Coordinate with buyers, sellers, lenders, real estate agents, attorneys, underwriters, vendors, and other transaction parties to ensure smooth and timely closings
Balance settlement statements and verify all escrow figures, wire information, and disbursements prior to and following closing
Process complex transactions, including commercial, investor, wholesale lender, and assignment transactions
Communicate proactively with all parties, provide timely transaction updates, and identify and resolve issues before they impact the closing timeline
Ensure compliance with underwriting guidelines, lender requirements, ALTA Best Practices, company policies, and applicable federal and state regulations
Maintain complete and accurate electronic files and documentation within Qualia and other company systems
Perform post-closing activities, including disbursement, recording, and final file completion

Requirements
Previous experience in title and escrow, with the ability to independently manage transactions from contract through closing
Experience reviewing title commitments and resolving title issues
Strong understanding of settlement statements, closing disclosures, deeds, and other closing documents
Virginia title industry experience
Virginia title license preferred, but not required for candidates with significant relevant title and escrow experience
Experience working with underwriting guidelines and lender requirements
Qualia experience preferred
