Experience in swimming pool construction, outdoor living, or hardscape construction is highly preferred. This position requires exceptional attention to detail, strong organizational skills, and the ability to manage assignments independently from initial review through final documentation.

Key Responsibilities

  • Prepare detailed construction estimates using Microsoft Excel-based pricing systems.

  • Review project plans, drawings, measurements, and specifications to perform quantity and material takeoffs.

  • Develop scopes of work, contracts, change orders, and related project documentation using Microsoft Word.

  • Coordinate permits, engineering requirements, plan revisions, and building department comments.

  • Verify consistency among project plans, estimates, contracts, and scopes of work.

  • Research and obtain competitive pricing from material suppliers, vendors, and subcontractors.

  • Maintain accurate vendor pricing, project records, and documentation within the company CRM.

  • Identify missing information, scope gaps, pricing discrepancies, and potential project risks before documentation is finalized.

  • Use AI tools, including ChatGPT, to improve estimating efficiency, documentation accuracy, and quality control.

  • Manage assigned projects independently while maintaining clear communication with internal teams.

Required Qualifications

  • Proven experience in construction estimating, preconstruction coordination, or construction project documentation.

  • Strong proficiency in Microsoft Excel and Microsoft Word.

  • Experience reading construction plans, reviewing specifications, and performing material takeoffs.

  • Familiarity with construction permitting, engineering coordination, and building department requirements.

  • Strong understanding of construction materials, labor costs, vendor pricing, and project scopes.

  • Exceptional attention to detail and the ability to identify missing scope items and pricing errors.

  • Ability to prioritize tasks, research solutions, and complete assignments with minimal supervision.

  • Excellent organizational, analytical, written, and verbal communication skills.

Preferred Qualifications

  • Experience with swimming pool construction, pool design, or pool engineering.

  • Knowledge of pool construction components, including excavation, steel/rebar, gunite, plumbing, electrical, pool equipment, tile, coping, plaster, and decking.

  • Familiarity with outdoor living and hardscape projects, including outdoor kitchens, fire and water features, pergolas, patio covers, custom seating, and landscaping.

  • Experience with JobTread or similar construction CRM and project management systems.

  • Familiarity with VIP3D or other pool design software.

  • Strong working knowledge of ChatGPT and AI tools for estimating, documentation, research, and quality control.

Work Environment

  • Fully on-site, office-based position in Deerfield Beach, Florida.

  • Approximately 45 hours per week, Monday through Friday, with occasional Saturdays as needed.

  • No remote work, outside sales, or routine jobsite visits.

  • Independent contractor engagement.

Ideal Candidate Profile

They can independently review a project, understand the scope, prepare accurate pricing, coordinate permitting and engineering requirements, and produce complete construction documentation without constant supervision.
